With construction expected to begin on a Hampton Inn and Suites hotel in Bradford West Gwillimbury this spring, another hotel could also be in the works.

A Comfort Inn & Suites hotel is slotted into SmartCentres’ design in BWG near the corner of 10 Sideroad and Holland Street West, but no hotel plans have been confirmed with the town, according to Caleigh Clubine, the Town of BWG’s community relations officer.

“Right now, it’s just a request to sever (the land), and that application has to be reviewed on its own merits because there’s no guarantee of who will buy it or what they will put there,” she said.

At a Jan. 23 Committee of Adjustment meeting, SmartCentres made an application to sever and sell a 0.65 hectare (1.6 acre) piece of property north of Holland and on the east side of 10 Sideroad, around the corner from Marshalls.

“Choice Hotels has expressed interest in (the property),” Clubine said.

The application to sever the land got conditional approval, and anyone who objects has until Feb. 14 to file an appeal on the Tribunals Ontario website, which would be sent to the Town of BWG’s clerk, she said.

“The ball is currently in the court of the applicant, so we have no way to know how long it may take to move to the next stage,” she said.

If the property is sold to someone who wants to build a hotel, they would have to submit a site plan application to the town’s planning department.

A public meeting would be held if the plan included zoning bylaw amendments, otherwise staff would submit a report to council looking for direction on whether to approve the application, Clubine said.

When asked whether the town has any concerns about a hotel being located on that property and whether it is enough space for one, she said the town is “not prepared at this time to make any comments on hypothetical land use.”

“The town would consider the matter of a hotel going there only if we receive an application to build one there. Then our staff would review the application, as would other bodies such as conservation authorities, the county, etc.,” she said. “Finally there would be a report to council where they would make the final decision, or send it back to the applicant for changes.”

A 95-room Hampton Inn and Suites and a standalone drive-thru restaurant were approved by BWG council last summer for the southwest corner of County Road 88 and Highway 400.
