Notice of Complete Applications and Public Meeting on Proposed Official Plan and Zoning By-Law Amendments

Take notice that the Town of Bradford West Gwillimbury has received the following complete applications to amend the Municipality's Office Plan and Zoning By-law 2010-050 as well as for draft plan of subdivision:

Owner: Bradford East Developments Inc.

Applicant: KLM Planning Partners Inc.

Location: 53, 39, 31 and 23 Danube Lane and 735 and 743 Simcoe Road

AND TAKE NOTICE that the Council of The Corporation of the Town of Bradford West Gwillimbury will be holding a public meeting on Tuesday, November 28th, 2023 at 7:00 pm to consider the proposed amendments. The Council meeting will be held in the Zima Room of the BWG Library & Cultural Centre located at 425 Holland Street West, Bradford, and streamed live on the Town’s YouTube channel at  www.youtube.com/c/TownofBradfordWestGwillimbury. (Please note that there may be more than one public meeting and that the matter will be dealt with in the order that it appears on the agenda.)

The purpose and effect of the proposed Official Plan Amendment is to re-designate a portion of the subject lands from “Environment Protection” to “Low Density Residential”. The proposed Zoning By-law Amendment and Draft Plan of Subdivision are intended to re-zone the lands from “Future Development (FD)” and “Environmental Protection (EP)” to site specific residential (R1-2*X, R2-2*Y, and R2-2*Z) zones and “environmental protection (EP)” zone to facilitate the development of total of ninety-three (93) residential units consisting of twenty-four (24) single detached residential dwellings, eight (8) semi-detached residential dwellings and sixty-one (61) townhouse residential dwellings.

The purpose of the meeting is to inform the public of the nature of the proposal, invite public input, and answer questions regarding the application.

Any person may attend the public meeting to make a submission in support of or in opposition to the proposed Amendments. Written submissions regarding the proposal can be made to contacting Mana Masoudi, Planner, Town of Bradford West Gwillimbury Office of Community Planning, 305 Barrie Street, Unit 2, P.O. Box 419, Bradford, Ontario, L3Z 2A9 or email at [email protected].

If you wish to be notified of Council’s decision regarding the proposed Amendments, you must submit a written request to Mana Masoudi at the address shown in the paragraph above.

If a person or public body does not make oral submissions at the public meeting or make written submissions to the Town of Bradford West Gwillimbury before the proposed Official Plan Amendment is adopted or the proposed Zoning By-law Amendment is passed, the person or public body is not entitled to appeal the decision of the Council of the Town of Bradford West Gwillimbury to the Ontario Land Tribunal.

If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Town of Bradford West Gwillimbury before the proposed Official Plan Amendment is adopted or the proposed Zoning By-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
