Notice of Complete Applications and Public Meeting on Proposed Official Plan and Zoning By-law Amendments

Take notice that the Town of Bradford West Gwillimbury has received the following complete applications to amend the Municipality's Office Plan and Zoning By-law 2010-050:

AND TAKE NOTICE that the Council of The Corporation of the Town of Bradford West Gwillimbury will be holding a public meeting on Tuesday, December 13, 2022 at 7:00 pm to consider the proposed amendments. The Council meeting will be held in the Zima Room of the BWG Library & Cultural Centre located at 425 Holland Street West, Bradford, and streamed live on the Town’s YouTube channel at
www.youtube.com/c/TownofBradfordWestGwillimbury. (Please note that there may be more than one public meeting and that the matter will be dealt with in the order that it appears on the agenda.)

 

The purpose and effect of the proposed Official Plan Amendment is to modify Official Plan policies to permit the realignment of a watercourse that traverses the subject lands in support of its proposed development with a large industrial facility.

 

The purpose of the Zoning Amendment is to rezone the lands from the “400 Lands Interchange Hold (400C(H7))” and “Environmental Protection (EP)” Zones to the “Environmental Protection (EP)” Zone and several site specific “400 Lands Interchange Hold (400C(H7))”, “400 Lands Interchange Hold (400C(H7))”. The purpose of the Zoning By-law Amendment is amend the boundaries of lands in the aforementioned respective zone categories to permit the realignment of Fraser Creek, a tributary of the West Holland River, as well as the development of a 29,164 sq. m. warehouse, a 9,546 sq. m. office, and a 4,718 sq. m. repair facility related to the storage and shipment of goods, with a total of 673 vehicle parking spaces, 306 tractor spaces, 443 trailer spaces.

The purpose of the meeting is to inform the public of the nature of the proposal, invite public input, and answer questions regarding the application.

 

Any person may attend the public meeting to make a submission in support of or in opposition to the proposed Amendments. If you wish to be notified of Council’s decision regarding the proposed Amendments, you must submit a written request to Alan Wiebe at the address shown in the paragraph above.

 

If a person or public body does not make oral submissions at the public meeting or make written submissions to the Town of Bradford West Gwillimbury before the proposed Official Plan Amendment is adopted or the proposed Zoning By-law Amendment is passed, the person or public body is not entitled to appeal the decision of the Council of the Town of Bradford West Gwillimbury to the Local Planning Appeal Tribunal.

 

If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Town of Bradford West Gwillimbury before the proposed Official Plan Amendment is adopted or the proposed Zoning By-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Local Planning Appeal Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
